1. Internet: Your listing will be viewable on major Internet sites including: Realtor.com and AustinHomeSearch.com. Local buyers as well as those across the nation and around the world will know about your homes features and see color pictures, loan calculators for payments and even virtual tours can be made available.

2. E-Mail: Your listing will be e-mailed directly to hundreds of Austin's top real estate agents. We know what agents are active and working in your area and make sure they see your listing. Each will receive, via e-mail, a full color flyer just like the one placed in your home for qualified buyers.

3. Full Color Brochures: You will receive full color, professionally designed and produced flyers for placement in your home. These high quality flyers are provided for qualified buyers previewing your home. Each is prepared with high quality, digitally produced color pictures with a major features list which includes important facts and information about your home.

4. Financing Brochures: For placement in your home, you will receive, along with the color brochure, an additional financing flyer. This flyer will provide several financing options available to qualified buyers who are considering purchasing your home. This added value flyer provides qualified buyers an "on the spot" idea of available financing terms, payments and cash needed to close on the property.

5. Tour Of Homes: Your home will be placed on the best property tour for your area. This provides local Realtors working in your area and looking for properties for their qualified buyers, an opportunity to preview your home. Agents will offer their comments and suggestions in an effort to help us better market your listing and in turn get it sold faster.

6. Realtor Luncheon: As an added value we provide a Realtor luncheon, breakfast or snacks for Realtors on the property tour. This gives our agents more time to preview your home and take in more of it's special features which will create a lasting impression.

I'll negotiate contracts, any repair issues and handle all the paper work. I'll prepare a estimated net to seller sheet along with any contract being considered so you'll know your bottom line before you accept an offer.

14. Title Company: We work hand in hand with the title company making sure all the documents are there in a timely manner. I follow up on all details in preparation for the closing and go over the HUD 1 settlement statement with you prior to closing - no surprises at closing.
